Our client is one of Scotland’s leading manufacturers of bespoke joinery and handmade furniture.  Their client portfolio is made up of high-end refurbishment projects ranging from mansions, townhouses, castles, historic restorations, orangeries, greenhouses, extensions, and conservatories varying from small to multi-million-pound contracts.

The successful candidate will be responsible for the management of a £4 million pound refurbishment townhouse contract based in the city centre of Edinburgh; this is an excellent opportunity for the right candidate.

Due to the nature of the role, candidates will be expected to have recent experience within the Construction industry.

As Site Manager you will be responsible for:

  • Ensuring that the SHEQ policies and guidelines are adhered to and that a Site Safety Plan is implemented in a timely fashion.
  • The planning and implementation of site logistics.
  • The overall co-ordination and control of you project, including the management of in-house staff, labour resources and sub-contractors.
  • Always ensuring full compliance with the company’s policies and procedures to always ensure effective management of Health & Safety.
  • Building and maintaining good relationships with clients, members of the design team and other consultants as well as stakeholders.
  • Report to the Project Manager on progress and programme identifying any risks as well as proposals to resolve.

Qualifications and Attributes:

  • Experienced Site Manager with a proven track record preferably with a joinery background.
  • High level of experience in traditional joinery.
  • SMSTS Qualified.
  • CSCS Registered.
  • 1st Aid Certificate.
  • Asbestos Awareness.
  • Computer Literacy.
  • A willingness to travel as required.
  • Current UK driving license.
  • The ability to lead, motivate and develop site-based teams.
  • Strong IT skills together with an ability to communicate clearly and effectively. A proactive approach to management with the ability to problem solve.

Due to their continued success and increase in workload they are looking to recruit a Senior Site Manager/ Project Manager to join their expanding team based in Glasgow. This is an excellent opportunity for the right candidate. Due to the nature of the role, candidates will be expected to have core/ exceptional healthcare experience.

Responsibilities  

  •         Developing and managing effective communication and liaison with all relevant internal and external stakeholders to ensure that requirements are identified, assessed, and appropriately integrated into the project.
  •         Effectively manage the delivery of projects to the baseline schedule, cost and performance commitments whilst monitoring project performance
  •         Lead on health, safety, environmental and quality aspects within the project.
  •        Development of project plans, schedules, risks, and assumptions registers.
  •         Planning and delivery of the project to meet contractual and industry standards.
  •         Planning, and managing internal and external meetings in relation to the project.
  •         Ensure project delivery programme is prepared and maintained for each project, ensuring an efficient

Experience 

  •         Minimum 3 years Senior Management experience, working in the construction industry, managing healthcare projects.
  •         Management of teams on construction projects.
  •        Be able to interpret drawings and specifications.
  •         Have knowledge of relevant and up to date, construction industry standards, processes, and procedures
  •         Have a comprehensive knowledge of health, safety and environmental legislation and compliance on construction sites (including CDM, HSE specific guidance e.g.,)
  •         Have a good working understanding of MS Word, Excel, Outlook, and PowerPoint,
  •         Have a good working understanding of MS Project
  •         Excellent customer service skills, with the ability to build positive working relationships.
  •         Confidence and interpersonal skills to engage at all levels, including management of customer expectations.
  •         Experience of handling conflict and managing sensitive issues to achieve positive outcomes

Qualifications

  •         Minimum of HNC in construction engineering or equivalent experience
  •         SMSTS Qualified.
  •         CSCS Card.

Due to the expanding growth of the company, they are looking to expand the team with a skilled and experienced Quantity Surveyor on a permanent basis.

Reporting to the Commercial Director, the successful candidate will be a key figure to the business supporting all aspects of the commercial functionality and promoting business growth.

Ideal candidates will have background within construction, refit and refurbishment projects and considerable experience in working across various contracts ensuring the maximum commercial benefit for the company and delivering projects to high quality results against tight budgets and deadlines.

Role & Responsibilities

  • Ensure all surveying functions are efficiently carried out on allocated fit-out projects and that all available profit is extracted.
  • You will be responsible for all commercial aspects including subcontractors, administration, cash flow, risk management, cost control and change management, ensuring projects are completed within their projected budget.
  • Expected to establish and maintain a collaborative relationship with Clients, and stakeholders, ensuring regular meetings are held to review and resolve commercial issues and discuss contract opportunities.
  • Prepare Bills of Quantities/Pricing Schedules and Preambles/Definition of Prices considering technical specifications, scope of work documentation, design drawings, site information and programmes.
  • Develop and maintain monthly reports to the commercial director.
  • Always ensuring full compliance with the company’s policies and procedures to always ensure effective management of Health & Safety.

Qualifications & Experience

  • You will be degree qualified in Quantity Surveying
  • Minimum 4 years of experience with a build or fit-out contractor.
  • The successful candidate will have experience of managing and co-ordinating work packages for projects and a proven track record of negotiating contracts within multi-disciplined sub-contractors.
  • Demonstrate the ability to build and manage client expectations.
  • You’ll need to be highly motivated, with excellent communication and time management skills

How might Christmas affect my mental health?

Whether or not Christmas is part of your life, your mental health might be affected by it happening around you. It’s a time of year that often puts extra pressure on us, and can affect our mental health in lots of different ways.

For example, if you:

…feel alone or left out because everyone else seems happy when you’re not

…wish you didn’t have to deal with Christmas or find it stressful because of other events in your life

…feel frustrated by other people’s views of a ‘perfect’ Christmas, if these feel different to your experiences

…want to celebrate with someone who’s struggling.

…“Listening to other people’s exciting plans makes me feel like an alien being, as I don’t have all those wonderful relationships in my life.”

The festive period could affect your mental health in other ways too. For example:

…Your mental health problem might make it hard for you to spend Christmas how you want.

…Difficult and stressful experiences at Christmas could make your mental health worse.

…Enjoying Christmas might also affect your mental health, for example if it triggers hypomania or mania.

…It can be harder to access services that normally help you. Some of these services may be closed during the Christmas period.

…Your experiences of last Christmas, during the coronavirus restrictions, may affect how you feel about this Christmas.

…If you celebrate other religious festivals or holidays, you may feel overlooked if it feels like Christmas is given special attention.

…New Year may also feel like a hard time, if it makes you look back at difficult memories or worry about anything in the coming year.

An exciting opportunity to join a construction group operating in the public and commercial sectors. They are currently recruiting an experienced FM Contracts/ Project Manager (Soft FM), with strong engagement, leadership, and people development skills to join their experienced team based on the outskirts of Glasgow.

Ideal candidates will have background within the construction/ fitout sector and considerable experience in delivering service / support-based Projects and customer interface / engagement. 

Your responsibilities will include:

  • Overall responsibility for the management of all aspects of Soft Services facilities management
  • Overall responsibility for delivery of the project(s) to meet contract KPIs, including delivery of the service on time, to cost and to the required quality standards
  • Monitoring facilities related spending against budget and forecast
  • Liaison with client and development of positive relationship
  • Liaise with other contract management staff to ensure a co-ordinated approach is provided across all contract workstreams.
  • Facilities contract reviews
  • Management of the soft services staff in accordance with Company HR policies and procedures to achieve a highly effective and motivated team.
  • Ensure that the team are suitably qualified, trained, and identify/implement additional L&D requirements.
  • Management of supply chain partners, ensuring that they are fully aware of the contract expectations and are delivering the services required in line with the agreed contract KPIs.
  • Maintain QHSE and audit procedures to demonstrate a safe and compliant environment is always being maintained including robust management of COSHH data and site procedures. Ensure that appropriate reporting mechanisms are in place for the contract.
  • Lead on Health, Safety, Security, Environment and Quality within the project.
  • Demonstrating knowledge of all areas of construction
  • Managing several projects simultaneously with the support of junior project managers
  • Management of suppliers and sub-contractors, including monitoring, control, and further assessment as and when required.
  • Identification and monitoring of project risks, planning and implementing responses to threats and opportunities identified and responding to any other issues which may impact the project.
  • Effectively managing site teams
  • Collate information for Management Reporting to Customer and internal stakeholders as and when required.

Experience

You should have previous experience in a facilities role, including hands on maintenance and demonstrable experience working within a similar environment under limited supervision.

Skills

  • Excellent communication skills
  • Excellent organisational & influencing skills
  • Experience working as a Contracts/ Project Manager within an FM environment.
  • Computer literacy with a comprehensive working knowledge of Microsoft Outlook, Word, PowerPoint, Project, and Excel.
  • Numerate and able to communicate well at all levels, both verbally and through formal written correspondence.
  • Leadership and business management skills
  • Awareness of various contracting methodologies (e.g., NEC3/ JCT etc)
  • Persistence and determination
  • Able to use your initiative
  • Be thorough and pay attention to detail

Education and Qualifications

  • You will have a good general level of education SVQ equivalent/ Construction Management or be an experienced Project Manager. 
  • SMSTS – Site Manager scheme

  • COSHH Preferred but not essential
